What levels of EMF are considered safe in a home?
There is no federal residential limit, so we test against Building Biology (SBM-2015) sleeping-area guidance: under 0.2 milligauss magnetic field, under 0.1 microwatts per square meter RF, and under 1 volt per meter electric field. Anything above that is flagged with a remediation priority.
FCC limits only address short-term tissue heating from transmitters and say nothing about chronic, low-level exposure in a bedroom. The Building Biology Evaluation Guidelines are the strictest widely used benchmark and are the standard we report against, alongside the ICNIRP and FCC numbers so you can see how far below or above each threshold your property sits. Every reading in your report includes the measured value, the guideline value, and the specific source we traced it to.
How much does professional EMF testing cost?
A full on-site EMF assessment is a flat $299. That covers all four exposure categories, a room-by-room survey and a written remediation report. Properties outside Hillsborough County, Florida add reasonable travel and fuel costs, quoted before booking.
The flat fee includes magnetic field, radio frequency, electric field and dirty electricity testing, prioritized findings, and no-cost follow-up questions after your report is delivered. Large commercial floorplates and multi-building sites are quoted individually based on square footage and the number of measurement points required.
Can EMF testing detect dirty electricity and 5G antennas?
Yes. We measure dirty electricity from 2 kHz to 100 kHz with a calibrated line meter at every circuit of concern, and we capture 5G and small-cell RF up to 8 GHz with a directional antenna so each transmitter can be located and logged by bearing.
Dirty electricity is high-frequency transient noise riding on your 60 Hz wiring, usually created by dimmers, LED drivers, variable-speed pool pumps, solar inverters and switching power supplies. RF from 5G small cells behaves very differently from macro towers: it is highly directional and often line-of-sight through a single window, which is why we take directional peak-hold readings rather than a single whole-house number.
Do you sell shielding products or offer unbiased reports?
Our reports are deliberately unbiased. We do not sell shielding paint, films, canopies or filters, and we take no commission from manufacturers. You receive a prioritized remediation plan you can implement yourself or hand to any electrician or contractor.
Most elevated readings are resolved with free or low-cost changes first: correcting a wiring error, relocating a router, moving a bed, or replacing a specific dimmer. Only after those steps do we discuss shielding materials, and we name product categories and specifications rather than steering you to a brand we profit from.
How long does an EMF inspection take?
Most single-family homes take two to three hours on site. You receive your written report within 48 hours, including annotated readings, photos of each source, and a prioritized list of remediation steps ranked by cost and impact.
Timing depends on square footage, the number of sleeping areas, and whether we need to trace a wiring error through the panel. Commercial assessments are scheduled by floor area and can be performed outside business hours.
Should I test before buying a home in Florida?
Yes. A pre-purchase EMF assessment during your inspection period identifies powerline proximity, nearby cell towers, smart meter banks and wiring faults while you can still negotiate or walk away. Findings that are unfixable are far cheaper to discover before closing.
