Radiation Disclosure Surveys for Sellers, Buyers, Builders and Home Inspectors

A radiation question that surfaces late in a transaction costs somebody the deal. Measured early, in writing, it is just another disclosure line — and on former phosphate-mined land in Florida it is increasingly the line a buyer's agent asks about first. We survey on transaction timelines and deliver a report you can hand across the table.

For sellers — get in front of the question

A pre-listing survey turns an unknown into a documented number before the property goes live. If the readings are unremarkable, you have a report that ends the conversation. If there is a hot spot in a corner of the yard, you find out while you still control the timing rather than during a renegotiation.

House Bill 167 gives landowners of former phosphate mining sites a route to petition the Florida Department of Health for a survey from 1 July 2026. That route is real and worth using — but it is petition-based, it takes time, and what comes back is a general per-acre reading. It does not map the ground under a bedroom, a garden bed or a swing set, and a listing on a 30-day clock cannot wait on it.

For buyers — inside the inspection period

A buyer under contract has no standing to petition the state for anything. The property is not theirs, the inspection period is short, and the seller is under no obligation to have measured. An independent survey is the only instrument reading available to a buyer on that timeline.

We schedule inside inspection periods across Florida and turn the written report around within 48 hours, so the findings arrive while there is still leverage to use them.

Who this is built for

Listing agents and brokerages

A survey in the file is a defensible disclosure position. Agents working Polk, Hillsborough, Hardee, Manatee, DeSoto and Hamilton county inventory use it as a standard pre-listing step on reclaimed-land properties.

Title companies and closing attorneys

Independent third-party documentation, dated and instrument-referenced, that goes in the file and stays there. We have no interest in the transaction, which is exactly what makes the reading useful.

Home inspectors

An add-on line item you can offer and resell. When you are already scheduled on the property we survey alongside you for $249 instead of the full standalone price, and you get the written report to attach to yours.

Builders and developers

A new construction site baseline — the raw lot surveyed on a grid before the slab goes down, $349. It documents the ground as you received it, which is worth having if anyone asks later.

What is actually surveyed

A site background reference first, then the lot on a grid at roughly 15-foot lanes, then the interior room by room with priority given to bedrooms, play areas and any space where someone spends hours. Anything reading above your own site background is re-walked and confirmed on a second pass before it is recorded as a hot spot.

What you receive

A written survey report suited to a transaction file: site background reference, all recorded readings, a confirmed hot-spot map over the lot sketch and floor plan, photographs, and the instrument calibration date — normally within 48 hours of the visit. Standalone survey $449; home inspection add-on $249; new construction lot baseline $349.

Common questions

How much does a pre-listing radiation survey cost?

$449 flat for a full property survey with the written report and hot-spot map. If a home inspector is already scheduled on site, the same survey runs as a $249 add-on, and a raw lot baseline before construction is $349.

Can a buyer order this during the inspection period?

Yes, and that is the most common use. We schedule inside inspection periods anywhere in Florida and deliver the written report within about 48 hours, so it lands while the findings can still affect the negotiation.

Does this satisfy a state disclosure requirement?

No. Our survey is an independent, informational measurement performed for due diligence and negotiation, and it is not represented as satisfying any agency's statutory survey or disclosure requirement. Confirm any legal obligation with your attorney.

Should I just petition the Department of Health instead?

Use both if the timing allows. The state route is available to landowners of former phosphate mining sites and produces a general per-acre reading; an independent survey is available to anyone at any time and maps hot spots at the scale of a room or a garden bed.

How it works

Three steps, no surprises

01

Book a consultation

Tell us the property, the item, or the facility and what prompted the call. We confirm scope, price and the travel zone in writing before anything is scheduled.

02

On-site survey with our calibrated instrument

We survey with the Radiation Alert Ranger, taking a local background reference first, then working the area to a fixed pattern so nothing is sampled by chance.

03

Receive your written report

A written report with the hot-spot map, every recorded reading against your own site background, photographs, and the instrument calibration date. Typically within 48 hours.

Methodology

How we survey — the actual method

Background reference first

Before anything else we record ambient background at the property line. Every later reading is reported against that number, because a reading only means something relative to local background.

Fixed-pattern coverage, not spot checks

Interior areas are walked room by room at a steady pace with the probe held at a consistent height. Yards and lots are walked on a grid — roughly 15-foot lanes on a typical residential lot, tightened where the meter responds.

Hot-spot confirmation

Anywhere the count rate rises above the site background, we stop, tighten the search, and take timed readings at the peak. A location is only recorded as a hot spot after it repeats on a second pass.

Priority zones get extra time

Bedrooms, children's play areas, garden beds, home offices and any spot where someone spends hours at a time are surveyed more densely than pass-through space.

Everything is documented

Each recorded reading is logged with its location, the value, the time, and the instrument calibration date, then plotted onto a floor plan and lot sketch in the report.

Who performs the survey and how we work

Surveys are performed by the owner-operator of EMF Testing Services, trained in survey-meter operation and in the survey procedure described on this page, working to the same written methodology on every job.

We hold no regulatory role and claim no agency standing. What we provide is a documented instrument reading set: where the meter was placed, what it read, when the instrument was last calibrated, and how those readings compare to the background level measured at your own property on the same day.

Our radiation surveys are independent, informational measurements performed for personal due diligence. They are not represented as satisfying, replacing or substituting for any specific government agency's statutory testing, survey or disclosure requirement, and they are not a medical or health assessment.
