What we measure

A calibrated photoionization detector maps VOC levels across every room, so you see which spaces drive the load — often a single room with new flooring or cabinets.
Formaldehyde screening
Formaldehyde off-gasses from pressed-wood products, some flooring and new furniture. We screen at breathing height in bedrooms and living areas and compare against published reference levels.
Source isolation
By re-reading rooms with windows open, HVAC running, and suspect items removed, we narrow whether the source is the structure, the furnishings, or the garage.
Ventilation reality check
Tight new construction holds pollutants in. We check whether the home is actually exchanging air the way the builder intended, including bath fans and fresh-air intakes.

Is this a certified air quality inspection?
No — it is a screening. We deliver calibrated meter readings with published reference ranges and identified sources. If results suggest a problem beyond screening scope, we say so and point you to the right specialist.
How long does new-construction off-gassing last?
Peak emissions are typically in the first months after installation, then decline. Screening tells you which materials are still actively emitting so you can ventilate or remove selectively.
Can I add this to an EMF inspection?
Yes — it is $199 as an add-on since we are already on site with the instruments. Standalone visits are $299 in Hillsborough County.
