Independent Verification After Remediation Work Is Finished
Somebody removed material, hauled soil, sealed a surface or pulled items out of a building, and told you the problem is gone. A verification survey is how you find out — measured on the same grid, with the same instrument, against the same site background, by someone who did not do the work and has nothing riding on the result.

Why the contractor's own reading is not the check
This is not an accusation of bad faith; it is basic separation of duties. The party paid to fix a problem should not be the only party measuring whether it was fixed, for the same reason an auditor does not keep the books.
An independent verification survey costs a fraction of the remediation it follows and turns a claim into a documented result you can hand to a buyer, a lender, an insurer or a board.
How verification is performed
Same grid, same points
Where a prior survey exists — ours or anyone's — we re-walk the identical grid and re-read the identical recorded locations, so the comparison is like for like rather than two different walks of the same yard.
Fresh background reference
Ambient background is re-established on the day, because a comparison against a number taken in different conditions months earlier is not a comparison.
Previously flagged locations get extra time
Every location recorded as a hot spot before is re-read with timed measurements at the peak and confirmed on a second pass.
Side-by-side written result
The report presents before and after readings together, location by location, so the change is visible without interpretation.
What we do not do
We do not perform remediation, removal, disposal or shielding work of any kind, and we never will — the moment we did, our verification would be worth nothing. We also do not certify that a site meets any regulatory release criterion; that is a determination for the relevant agency and your own radiation safety advisors. What we provide is an independent, documented instrument reading set showing what the site measures now compared with what it measured before.
What you receive
A written verification report: fresh site background, all re-read locations with before-and-after values side by side, previously flagged points individually addressed, photographs, and the instrument calibration date. $399 flat per property or defined area.
Common questions
How much does a post-remediation verification survey cost?
$399 flat per property or defined area, including the written before-and-after report, anywhere in Florida under our standard travel zones.
Can you verify work you did not survey beforehand?
Yes. If a prior survey exists from any provider we re-read its recorded locations; if none exists we establish a documented post-work baseline instead, which still gives you an independent record and a reference for the future.
Will the report say the site is clean or cleared?
No. It reports measured values against site background, before and after. Declaring a site cleared against a regulatory criterion is an agency determination, and we do not represent our survey as one.
Do you also do the remediation work?
Never. We measure only, and we do not take referral fees from remediation contractors. That independence is the entire value of a verification survey.
How it works
Three steps, no surprises
Book a consultation
Tell us the property, the item, or the facility and what prompted the call. We confirm scope, price and the travel zone in writing before anything is scheduled.
On-site survey with our calibrated instrument
We survey with the Radiation Alert Ranger, taking a local background reference first, then working the area to a fixed pattern so nothing is sampled by chance.
Receive your written report
A written report with the hot-spot map, every recorded reading against your own site background, photographs, and the instrument calibration date. Typically within 48 hours.
Methodology
How we survey — the actual method
Background reference first
Before anything else we record ambient background at the property line. Every later reading is reported against that number, because a reading only means something relative to local background.
Fixed-pattern coverage, not spot checks
Interior areas are walked room by room at a steady pace with the probe held at a consistent height. Yards and lots are walked on a grid — roughly 15-foot lanes on a typical residential lot, tightened where the meter responds.
Hot-spot confirmation
Anywhere the count rate rises above the site background, we stop, tighten the search, and take timed readings at the peak. A location is only recorded as a hot spot after it repeats on a second pass.
Priority zones get extra time
Bedrooms, children's play areas, garden beds, home offices and any spot where someone spends hours at a time are surveyed more densely than pass-through space.
Everything is documented
Each recorded reading is logged with its location, the value, the time, and the instrument calibration date, then plotted onto a floor plan and lot sketch in the report.
Who performs the survey and how we work
Surveys are performed by the owner-operator of EMF Testing Services, trained in survey-meter operation and in the survey procedure described on this page, working to the same written methodology on every job.
We hold no regulatory role and claim no agency standing. What we provide is a documented instrument reading set: where the meter was placed, what it read, when the instrument was last calibrated, and how those readings compare to the background level measured at your own property on the same day.
Our radiation surveys are independent, informational measurements performed for personal due diligence. They are not represented as satisfying, replacing or substituting for any specific government agency's statutory testing, survey or disclosure requirement, and they are not a medical or health assessment.

One all-inclusive price: $399 for a complete EMF inspection of any size home. That covers every test, every room, and the written report — no square-footage tiers. Flat travel zones apply outside Hillsborough County; we serve the entire state of Florida.
